TMSC

Established in 2021, TMSC offers a market leading mixed use latent defect insurance product underwritten by Aviva Insurance.

The product has been specifically designed for commercial developers delivering new build mixed use or multi tenured schemes in the UK, covering the building owner (freeholder) with extended benefits for the purchasers of residential units at completion or any point during the policy cover period. 

TMSC is administered by Building LifePlans and managed by the existing team, utilising their knowledge and experience built up within the Thomas Miller Group. We also have an “in-house” subsidiary - providing technical audits and consultancy services to support our latent defects product.

The TMSC product is listed by the lenders in the UK Finance Handbook for Conveyancers and the Building Societies Association Mortgage Instructions, as TMSC, Thomas Miller, Building LifePlans or BLP.

The TMSC product is available to developers only, for schemes with a contract value exceeding £10m and is exclusively distributed through our approved broker network.

Consumer Code

To support the product BLP’s status as a Code User of the Consumer Code for New Homes extends to include TMSC. Consumer codes are industry led and independently managed, setting minimum standards of consumer and developer conduct during the sales and reservation period, handover, completion and after sales service for a period of 2 years from the completion of the sale. The Code applies to developers with units for private sale or transfer to consumers for first occupation and is increasingly forming part of the conveyancing checks and reporting to purchasers. Shared ownership and private rental units are outside of the scope of the code. The CCNH is able to offer training and advice to developer members.
